PHASES & TIMELINE

Like a forest, a village grows through stages

GranjaLotes is developed in clear, sequential phases.
Early phases are coordinated by the GranjaLotes developer, while the long-term village structure is held by the Shared Ownership Association (SOA).

This phased approach keeps the project realistic, transparent and adaptable, while avoiding overbuilding or speculation.

Each phase builds on the previous one. Progress is based on readiness — not on artificial deadlines.

Villages, like forests, begin with seeds — design, structure and capital that allow different layers of participation to emerge over time.

PHASE 0 —Structuring & Alignment

Objective:  Validate land, align capital, and structure the system before acquisition.

  • Legal & Structural Setup

    • SOA (Shared Ownership Association) established

    • Governance and ownership architecture defined

    • Financial structure designed to protect long-term stability

    Territorial Validation

    • Identification of suitable continuous land

    • Preliminary masterplan sketch

    • Initial zoning and hub positioning

    • Water and agricultural logic review

    • Rough core infrastructure cost estimate

The sketch and infrastructure estimate validate the territory before acquisition.

    Alignment

    • Early capital secured

    • Lot purchase pledges aligned

    • Strategic contributors engaged

    • Core households identified

    • Founding community scale validated

This phase confirms that the project has both structural viability and real human commitment before land acquisition.

PHASE 1 — MASTERPLAN & LEGAL STRUCTURE

Trigger

  • Land secured under the SOA structure

  • Core legal framework established

  • Acquisition-aligned capital confirmed

  • Infrastructure budget envelope confirmed before lot allocation

Objective

Translate land ownership into a coherent, executable territorial structure.

Integrated Masterplan

  • Full-site masterplan finalized

  • Residential clusters positioned

  • Agricultural backbone structured

  • Plaza and Workshop hubs fixed

  • Water systems engineered

  • Circulation hierarchy defined

The territory is designed as one continuous system.

Spatial & Legal Alignment

  • Final lot layout defined

  • Shared land clearly designated

  • Building envelope principles confirmed

  • Governance structure aligned with spatial design

Structure and space are harmonized.

Infrastructure Definition

  • Core infrastructure scope finalized

  • Budget envelope refined

  • Execution sequencing defined

  • Structural completion criteria established

Expansion remains secondary to backbone completion.

PHASE 2 — Allocation & Infrastructure Backbone

Trigger

  • The masterplan is finalized

  • The lot layout is defined

  • Capital participants formally confirm alignment

  • Allocation rights activate

Objective

Activate ownership and begin execution of the territorial backbone under the ratified masterplan.

Lot Allocation

  • Priority selection process begins

  • Pledges convert into allocation rights

  • Lot ownership formalized under the SOA structure

Fragmentation now occurs — but within a locked territorial framework.

Infrastructure Execution

  • Earthworks and terrain shaping

  • Water retention and drainage systems

  • Primary access routes

  • Utility backbone corridors

  • Agricultural backbone preparation

Design becomes territory.

Governance Activation

  • Operational voting activates

  • Structural voting remains suspended until Phase 3

  • Development execution authority operational

  • Capital discipline mechanisms active

The system transitions from planning to implementation.

Kleine verbeteringen

  • “Masterplan is complete” → masterplan is finalized (professioneler Engels)

  • “Capital participants formally accept it” → confirm alignment (vloeiender)

  • bullets overal zelfde stijl gemaakt

  • locked territorial framework klinkt sterker dan alleen “locked framework”

PHASE 3 — FIRST USE, BUILDING & SHARED FACILITIES

Trigger

  • Core infrastructure is in place and lots are accessible

  • The project becomes a functioning place

Objective

Transition from a development platform into a functioning territory.

Build Window Opens

  • Core infrastructure operational

  • Lots physically buildable

  • Private construction permitted

  • Building guidelines active

  • Existing pledges must be executed within 3 months

This is the moment the territory becomes livable.

Operational Activation

  • Agricultural systems enter structured operation

  • Workshop Hub becomes minimally operational

  • Shared domains begin functional use

  • Operational circles may form

  • Amortization discipline activates

Execution shifts from development to management.

Governance Transition

  • Structural voting thresholds activate (80%)

  • Operational voting continues

  • Annual budget discipline applies

  • Development authority narrows

  • Operational oversight increases

The system moves from development coordination to distributed governance.

PHASE 4 — MATURATION & LONG-TERM DEVELOPMENT

Trigger

  • Core infrastructure completed

  • All development loans repaid or converted

  • Structural reserve minimum secured

Objective

Complete the transition from a development structure to permanent shared governance.

Governance Normalized

  • Development authority ends

  • Governance fully distributed

  • The system no longer depends on founders or capital weight

Resident governance becomes the stable operating structure.

Financial Structure Mature

  • Capital obligations cleared or converted

  • Structural reserve secured

  • Operating budget stabilized

  • Founder subordinated capital resolved according to the waterfall

Infrastructure shifts from build-phase funding to long-term maintenance.

Territorial Continuity Preserved

  • Shared land remains continuous

  • Agricultural backbone protected

  • Hubs fully operational

The spatial logic becomes permanent.
