Development Opportunities

Granjalotes is not built by a single developer.

Instead, a limited number of key parts of the village are opened to individuals and teams who want to shape, build and operate them.

Each opportunity represents a real piece of the village — not a task, but a role

The Foundation (what Granjalotes provides)

Before any of these opportunities are activated, Granjalotes establishes:

  • land acquisition

  • masterplanning

  • water systems & terrain logic

  • primary access roads

  • basic infrastructure backbone

This creates a buildable and coherent territory, within which the following opportunities can emerge.

1. Swim Lake & Recreation Core

Reward: 2 lots + 1 years beachbar operation (rent-free)

This is the central place of the village.

A natural swim lake with a clear identity — not just water, but an experience.

Scope may include:

  • beach and access

  • integration with the landscape

  • swimming quality and usability

  • elements such as a small bar, deck, grotto, waterfall, slide, swingrope or hottub

We are not looking for the cheapest solution, but for a partner who can create a place people will return to.

2. Stay / Quiet Plaza

Reward: 3–4 lots + 1 year rent included

A calm, everyday center focused on living and staying.

Scope may include:

  • small-scale accommodation

  • quiet café or shared space

  • courtyard or garden setting

This is where daily life happens — slow, social and grounded

3. Social / Event Hub

Reward: 1–2 lots 

A place for energy, gathering and expression.

Scope may include:

  • bar or social space

  • event areas /quinchos

  • firepit, music or evening atmosphere

This is not separate from the village — it gives it rhythm.

4. Landscape & Agroforestry Systems

Reward: 1–2.5 lots

This module focuses on establishing the ecological backbone of the territory.

Rather than a single structure, this is a layered system of planting, water integration and long-term landscape development — shaping how the land functions and evolves over time.

Scope may include:

  • tree lines and windbreaks

  • syntropic planting systems

  • integration with swales and water flows

  • soil improvement and groundcover

  • early-stage food production zones

Designers are encouraged to bring their own approach, within the broader hydrological and spatial framework of the masterplan.

Requirement:

  • implementation of the agreed system

  • approximately 12 months of establishment and maintenance

This module may be developed in phases and in coordination with the masterplan.

5. Workshop / Makerspace

Reward: 1.5–2 lots + 1 year rent income included

A functional backbone for building, repairing and creating.

Scope may include:

  • workshop setup

  • tools and shared equipment

  • support for construction and maintenance

This space supports both the development phase and long-term use.

6. Distributed Recreation Layer (flexible)

Reward: ~0.5–1.5 lots (can be split into smaller contributions)

A sequence of smaller places spread across the landscape.

Possible elements:

  • yoga deck

  • small gathering spots

  • playground or sports field

  • trails and connections

This module is intentionally flexible and can be developed gradually, either by one contributor or multiple smaller contributions over time.

It is less urgent, but essential for creating a landscape people want to explore.

We look for:

  • alignment with the project

  • quality and clarity

  • long-term commitment

Notes

  • Lot allocation is based on availability at the time of delivery

  • Scope is intentionally open — we value strong ideas over fixed formats

  • Some opportunities include operational rights (e.g. bar or rental use)
