The options below apply to participation in the land association (SOA) and may evolve as the project develops. Final terms will be confirmed in the last round before Phase 1 begins.
If you are interested in participating, please make sure to join the mailing list on the homepage to receive updates.
For those interested in joining the development side of the project, please see the About page.
There Are Two Ways to Participate Financially
If you are seriously considering Granjalotes, you have likely already reviewed the concept and completed the initial interest questionnaire.
Before Phase 2 activation, participation may occur in two structured ways:
Lot Purchase Pledge
Development Capital Participation
Early capital positions (loans or pledges) are transferable, allowing participants to exit or reassign their position if needed.
Both help unlock activation. They serve different purposes.
Two Pathways
Lot Purchase Pledge
(Founding Allocation Position)
A €7,000 pledge:
Secures priority allocation ranking
Counts toward the activation threshold
Is fully credited toward your final lot purchase price
Provides a 3% discount on final lot price
The €7,000 is not an additional fee.
It is deducted from your final purchase amount.
Development Capital Participation
(Infrastructure Alignment)
Development Loan participants:
Support land acquisition and infrastructure backbone
Receive 3.5% simple annual interest (non-compounding)
May convert into lot ownership during allocation
Receive a 2% discount on lot price (only on part paid with this credit)
Incentive Structure
Early participants may combine two instruments:
• Lot Purchase Pledge – €7,000 prepaid lot credit (3% discount)
• Development Loan – infrastructure capital participation (2% conversion bonus)
Combined participation creates the Founding Household package.
Founding Households receive first priority in residential lot selection when allocation begins.
Maximum combined discount: ~5% of the lot price, excluding loan interest.
Lot Allocation Priority
Lot selection priority follows this order:
Founding Households (pledge + development loan)
Development Loan participants
Pledge holders
Designer / contribution lots
If multiple participants request the same lot within a priority group, larger Development Loan participation receives priority.
Structural Participation
Early capital participants also participate in:
• ratification of the Integrated Masterplan
• approval of the lot allocation structure
• authorization of Phase 2 infrastructure activation
The masterplan is finalized before lot allocation begins.
Next Steps
